Mercy Health is seeking proposals from qualified developers to implement the next phase in the redevelopment of the former St. Luke’s campus in Maumee.
The organization acquired the assets in June 2023 after McLaren Health Care made the difficult decision to close the hospital and related outpatient services. Since then, Mercy has welcomed nearly 400 former St. Luke’s associates and 22 providers into its organization and recently merged the two organizations’ charitable foundations.
In the months since acquiring the buildings, they have conducted due diligence on the structures and concluded the hospital building is functionally obsolete. As a result, the redevelopment plan will likely include demolition of the facility.

As part of due diligence, Mercy held numerous listening sessions last summer, seeking community input on the future of the campus and health care in the region. With that insight, the organization is now seeking a developer with a proven track record of redeveloping assets that are similar to the the campus.
They believe that combining community input with developer experience will lead to a stronger and more sustainable redevelopment project.
Since acquiring the assets, Mercy Health’s teams have studied the infrastructure of the campus extensively, including assessing buildings, public utilities, and access roads. The data will help to provide a future developer with the information necessary to create a successful project. Over the course of the next several months, they will conduct comprehensive interviews with potential developers.
Mercy Health will continue to offer access to health care services on campus in several medical office buildings, including cardiac rehab and physical therapy; lab and radiology services; ambulatory surgery; as well as primary care practices and multiple physician specialties.
