Holland village council approved a request for a variance, but not before adjusting the zone to reflect plans for the property’s usage.
At the March 7 meeting, Leslie Ferman, zoning administrator, said that property owner Duane Dodson plans to add on to the existing structure at 7103 Railroad Street, converting it to multifamily.
Because the parcel is zoned R-1 single family residential, it would need to be rezoned to R3 multi-family residential, she explained.
Ms. Ferman noted another of Mr. Dodson’s properties at 7109 Railroad also is zoned R1 but houses a duplex, necessitating a change in zoning to R-3.
After approving the zoning change, council addressed the variance request.
“The property owner is looking to enlarge the existing structure, which will require a reduction in the setback on the property’s west side,” Ms. Ferman said.
Mr. Dodson requested a set back change from a minimum of 10 feet to a minimum of five feet. He also would like the same setback change for the north, east and south sides of the property to allow for an accessory structure.
Mayor Lee Irons pointed out the home is one of the oldest buildings in the village and has been vacant for years.
Councilman Mike Bettinger expressed appreciation to Mr. Dodson for his project plans. “Anything that can be done to it will be a vast improvement,” he said.

In other business, council:
•Discussed but took no action on meeting dates for the summer sessions. Council typically meets twice monthly, but in June, July and August, they meet once per month. The proposed meeting dates are Tuesdays June 13, July 11 and August 8.
•Paid bills totaling $96,009. Council’s next meeting is at 7:30 p.m., Tuesday, March 21 in council chambers, 1245 Clarion Avenue, and is open to the public. ~Jane Maiolo
